A House Clearance Service That Does All The Work
Clearing a home is a big job, and it usually lands at a hard time. A parent has passed away, a tenant has left a flat full of furniture, or you’re moving and the removal van won’t take half of what’s in the house. Our house clearance London team takes the whole job off your hands.
On the day we empty wardrobes, cupboards and drawers, bag up clothes, books and kitchenware, take apart beds and wardrobes that won’t fit through the door, and carry everything out to the van. You decide what goes. We can leave the property completely empty, or take only the things you point out and work around the rest.
There’s no skip to hire, no council permit, no van to drive and no trips to the tip. You send us photos, we send you a price, and on the day the house is cleared in one visit. Every house clearance is done in a single day, however big the house.
Our House Clearance Services
Our house clearance London team handles every kind of clearance, from a studio flat to a large family house.
Only need a few rooms, the loft or the garage emptied? Our household rubbish removal service is set up for smaller loads.
Full house clearance
Every room emptied, plus the loft, garage, shed and garden if you need them. Sofas, beds, wardrobes, white goods, carpets and the last box under the stairs. Ideal before a sale, a refurbishment or handing back the keys.
Flat clearance
Purpose-built blocks, mansion flats and converted houses, on any floor and with or without a lift. We carry everything down ourselves and keep stairwells and communal areas clean.
Probate and bereavement clearance
We work at your pace and treat the home with respect. Tell us what to keep and we leave it. Paperwork, photos and anything that looks valuable is put aside for you.
End of tenancy clearance
For landlords, letting agents and tenants. We clear what was left behind between lets, often the same or next day, so the next tenancy isn’t held up. You get a waste transfer note for your records.
Moving and downsizing
Moving somewhere smaller, or emigrating? We clear everything you’re not taking, before or after the removal van, so the property is empty on completion day.
Lofts, garages and gardens
Cleared on their own or as part of a full house clearance. Old furniture, boxes, tools, garden waste and DIY leftovers all go in the same visit.

How Much Does House Clearance Cost In London?
A house clearance is priced by how much it fills our van, not by the number of bedrooms. A tidy three-bedroom house can cost less than a packed one-bedroom flat. That’s why we ask for photos: you get a real fixed price, not a guess that changes on the day.
Things that change the price are how much there is, how far we carry it (a top-floor flat with no lift takes longer than a ground-floor house), very heavy items like rubble or a piano, and items that need special recycling, such as fridges and mattresses. Labour, loading, VAT and disposal at a licensed site are always included.
| Size of clearance | What it usually looks like | Price |
|---|---|---|
| Quarter van | A few pieces of furniture and some bags | £100–£135 |
| Half to ¾ van | One or two rooms, or a loft or garage | £175–£250 |
| Full van | Most of a one-bedroom flat | £350 |
Compared with hiring a skip, you don’t need a permit or space on the road, and you don’t do the loading yourself. See our full price list, or our house clearance cost guide for prices by property size.
Probate House Clearance In London
For executors, families and solicitors dealing with a loved one’s home.
Clearing the home of someone who has died is one of the hardest jobs there is, and it’s the part of house clearance London families ask us about most. Our probate house clearance is quiet, careful and at your pace. You can be there, or leave a key with a neighbour, an estate agent or the solicitor.
Before we start, we agree exactly what stays and what goes. As we work, anything personal, such as paperwork, bank letters, photos and jewellery, is put aside and handed back to you. Furniture and household items that can be used again go to reuse wherever possible, so less of the home ends up in landfill.
If the estate is still going through probate, check with the solicitor before anything is removed. Once the executor is ready, we can usually clear the property within a day or two, so it can be sold or handed back on time.
Handled with care
Furniture is carried out without marking walls, floors or stairs, and taken apart where it won’t fit.
- Personal papers, photos and valuables put aside for you
- No need to be there on the day
- Waste transfer note for the estate’s records
Reuse First, Landfill Last
A house clearance turns up a lot that still has life in it. We sort every load before anything is thrown away.
White goods recycled properly
Washing machines, cookers, fridges and freezers go to approved recycling, as the law requires.
Why our licence matters to you
If waste from your home is fly-tipped by an unlicensed collector, you can be fined, even though you paid someone to take it. We are a licensed waste carrier (CBDU553904), listed on the Environment Agency public register, and every house clearance comes with a waste transfer note, so you can show where your waste went.
Furniture and household items in good condition go to reuse. Metal, wood, cardboard, textiles and electricals are separated for recycling, and only what’s left goes to a licensed waste site.
